STEP 1 | VALUATE YOUR PROPERTY

Our team of experienced estate agents will visit your property and give you an accurate, market-related valuation based on your property’s features, location, and recent sales in your area. Drawing on this data, and our market knowledge we will value and price your property to sell quickly and as seamlessly as possible.

STEP 2 | LIST YOUR PROPERTY

Firstly, we will present you with a mandate which is an agreement between a Seller and Nox, giving us permission to market your property. This contract helps eliminate any unnecessary confusion as the mandate states the terms agreed on upfront by both the Seller and the Agent, such as the duration of the mandate ; the Purchase Price ; the Estate Agents commission, and any other terms and conditions and instructions in respect of the property.

There are 3 types of mandates: Sole, Joint and Open

Once we have the signed mandate, we will start the listing process. Your property will be photographed, together with a video and virtual tour which showcases your property and allows potential buyers to get a real sense of the property and have as much information upfront as possible.

Our rental management team can prepare a holiday rental forecast which will be presented together with all other information to serious buyers.

Your property will be showcased not only on the Nox website, but with leading online property portals such as Property24 and Private Property.

STEP 3 | SELL YOUR PROPERTY

We will present you with all offers and negotiate the best deal between you and any potential buyer.

We will ensure that the sales proceeds as smoothly as possible and we will be with you every step of the way together with the chosen conveyancing attorney.
